As a general rule, choosing the functional over the merely cosmetic and choosing neutral over unusual will pay at resale.

Which updates will add the most value to your home?

  1. Updates that add space or square footage to your home. A home office, finishing your basement, add an extra bathroom, add more closet space
  2. Update your kitchen and/or bathrooms. Whether you need a minor or major remodel, updating the kitchen or bathrooms in your home will yield a high return on investment.
  3. Upgrade your outdoor space.  Add a deck or patio, or even a small project with a great return is an outdoor fireplace.
  4. Lighten and brighten your rooms. Paint rooms white or with a light color paint to neutralize your space. Add skylights, windows, or French doors.
  5. Swap old light fixtures for new and instantly upgrade an entire room.
